If you are searching for Florida real estate exam practice questions, you already know the most important secret of the state exam: nobody passes it by reading alone. The Florida sales associate exam, administered by Pearson VUE, is built around application. Questions rarely ask you to recite a definition. They drop you into a scenario — a deposit received on a Friday afternoon, a seller who wants to change a contract term, a landlord with a security deposit problem — and ask what Florida law requires you to do next. The only reliable way to train for that is to answer practice questions, get some of them wrong, read the explanation, and repeat until the reasoning becomes automatic.
That is exactly why we built the Florida Real Estate Exam Practice Pack: 150 practice questions with the correct answer and a plain-English explanation for every single one, written specifically for the Florida exam rather than adapted from a generic national question bank. In this article you will find five full sample questions from the pack — with answers and explanations, free, right here on the page — a complete breakdown of what the pack covers, honest guidance on who will get the most out of it, and a link to a free 10-question mini pack so you can test your level before you spend anything.
Why Practice Questions Beat Re-Reading Your Course
Your 63-hour pre-licensing course gives you the raw material: Chapter 475, the rules of the Florida Real Estate Commission (FREC), contract law, financing, appraisal, and a surprising amount of math. But there is a well-known gap between recognising material on a page and producing the right answer under exam conditions, with a timer running and three plausible-looking distractors in front of you.
Practice questions close that gap in three ways. First, they force active recall — pulling a rule out of memory instead of nodding along with it — which is what actually makes knowledge stick. Second, they teach you the exam's habits: Florida questions love deadlines (end of the next business day, end of the third business day, March 1, 45 days), love the distinction between a sales associate's duties and a broker's duties, and love asking what happens next rather than what a term means. Third, every wrong answer is a diagnosis. If you keep missing escrow questions, you do not have a general problem — you have an escrow problem, and you can fix it in one focused evening.
If you have not yet mapped out the exam itself — format, scoring, eligibility — start with our Florida real estate exam guide, then come back here and start answering questions.
What's Inside the Practice Pack: All 150 Questions, Mapped
The pack is organised by topic so you can drill your weak areas instead of wading through questions in random order. Here is the exact distribution:
- Florida law & FREC rules — 22 questions. Chapter 475, the Commission's powers, disciplinary grounds and penalties, advertising rules, and the regulatory framework everything else sits inside.
- License law — 18 questions. Who needs a licence, what unlicensed activity means, registration, renewals, multiple licences, and the associate–broker relationship.
- Real estate principles — 22 questions. Property rights, estates, ownership forms, liens, easements, homestead, and how land is described and transferred.
- Contracts & deeds — 18 questions. Contract essentials, contingencies, assignments, remedies for breach, listing agreements, options, and deed types and requirements.
- Financing — 15 questions. Mortgage concepts, loan types, lender requirements, closing costs, and the federal rules (RESPA, TILA, ECOA) the exam expects you to recognise.
- Appraisal — 15 questions. The three approaches to value, depreciation, capitalisation, and the vocabulary of valuation.
- Math with worked solutions — 28 questions. Commissions, prorations, loan-to-value, points, discounting, area and volume, and tax calculations — every one with the full working shown step by step, not just the answer.
- Brokerage & closings — 12 questions. Escrow accounts and deposit deadlines, brokerage operations, closing statements, and settlement figures.
Two design decisions matter more than the raw count. First, every question has an explanation, and the explanation tells you why the correct answer is right — and, where it helps, why the tempting wrong answer is wrong. An answer key alone trains guessing; explanations train judgement. Second, the math section shows complete worked solutions, because on the real exam the difference between passing and failing is often three or four math questions, and "the answer is C" does not teach you how to get there.
5 Free Sample Questions (With Answers & Explanations)
These five questions are written in the same style and at the same difficulty as the pack, one from each of five topic areas. Answer each one before reading the explanation.
Question 1 — Escrow (Brokerage & Closings)
A sales associate receives an earnest money deposit from a buyer at 4 p.m. on a Friday. What must happen, and by when?
A. The associate deposits it into the brokerage escrow account the same day
B. The associate delivers it to the broker no later than the end of the next business day (Monday), and the broker deposits it no later than the end of the third business day
C. The associate may hold it safely until the contract is fully executed
D. The broker has ten business days to deposit it after receiving it from the associate
Answer: B. Florida's two-step rule separates the associate's duty from the broker's. The associate must hand the deposit to the broker by the end of the business day immediately following receipt — a Friday deposit is due to the broker by the end of Monday. The broker must then place it in the escrow account no later than the end of the third business day after receipt. Associates never deposit funds themselves, and there is no "hold it until execution" option.
Question 2 — Commission Math
A property sells for $320,000. The total commission is 5.5% of the sales price. How much is the total commission?
A. $16,400
B. $17,600
C. $18,200
D. $19,600
Answer: B. Total commission = sales price × commission rate = $320,000 × 0.055 = $17,600. Exam math questions reward a calm, mechanical approach: identify the whole (the price), identify the rate, multiply. Most wrong answers in this section come from moving the decimal point or applying the rate to the wrong figure — write the formula down before you touch the calculator.
Question 3 — Homestead (Real Estate Principles)
To claim Florida's homestead exemption on a home you own and live in, by what date must you file your application with the county property appraiser?
A. January 1 of the tax year
B. March 1 of the tax year
C. December 31 of the previous year
D. The exemption is automatic and requires no application
Answer: B. You must be a permanent resident in the home on January 1, and your application must reach the county property appraiser by March 1. The exemption is valuable — it can shield up to $50,000 of assessed value — but it is never automatic the first time. Missing the deadline is a classic exam scenario and, sadly, a classic real-life mistake too.
Question 4 — Licence Law
Which of the following is true about performing real estate services in Florida without a licence?
A. It is permitted if no commission is charged
B. It is a civil infraction punishable by a small fine
C. It is a third-degree felony
D. It is permitted for relatives of the property owner
Answer: C. Under Florida Statute 475.42, practising real estate without a licence is a third-degree felony — one of the most heavily tested penalties on the exam precisely because the punishment surprises people. The exemptions in the statute are narrow (for example, owners selling their own property), and "I didn't charge anything" and "she's my cousin" are not among them.
Question 5 — Contracts
Under the statute of frauds, which of the following agreements must be in writing to be enforceable in Florida?
A. A lease for exactly one year
B. A contract for the sale of real property
C. An oral listing for a short-term rental
D. A verbal agreement between a broker and a sales associate
Answer: B. Contracts for the sale of real estate must be in writing and signed to be enforceable — this is the heart of the statute of frauds in real estate. The standard trap is option A: a lease for one year or less is the exception and may be oral. When a question offers you a rule and its exception side by side, the exam is testing whether you know the boundary, not just the rule.
How did you do? If you scored 5/5, you are in good shape and the pack will sharpen your timing and your weak corners. If you scored 3 or less, do not panic — each miss points at exactly one topic to review, which is the entire point of practising this way. Our 50 Florida real estate exam practice questions post gives you another free set to work through here on the site.
How to Use the Pack in Your Study Routine
A question bank only works if you use it like training, not like a lottery ticket. Here is the routine we recommend:
Step 1: Take the free sample first
Start with the free 10-question sample. It costs nothing, takes about fifteen minutes, and gives you a baseline. Write down your score and — more importantly — which topics your misses came from.
Step 2: Drill by topic, not at random
Work through the full Florida Real Estate Exam Practice Pack one section at a time, starting with your weakest topic from the sample. Twenty focused questions on escrow will fix an escrow problem; twenty random questions will mostly confirm what you already know.
Step 3: Read every explanation — especially for questions you got right
A right answer with wrong reasoning is a future wrong answer. If you guessed, or got it right for a reason the explanation contradicts, mark the question and revisit it the next day.
Step 4: Finish with mixed, timed sessions
In your final week, shuffle topics and time yourself. The real exam rewards pacing: candidates who have practised under time pressure rarely freeze; candidates who have only ever studied untimed often do, even when they know the material. If your schedule needs structure around all of this, our breakdown of the licensing journey in the complete Florida real estate licence guide shows where exam prep fits between the 63-hour course and your first brokerage decision.
Who This Pack Is For (And Who It Isn't)
The pack is built for three people. First, the candidate who has finished the 63-hour course and needs exam-format reps before booking with Pearson VUE. Second, the candidate who has already failed once and needs to find and fix specific weak topics instead of re-reading an entire textbook. Third, the candidate whose course is ending soon and wants one consolidated, Florida-specific question set instead of scattered free quizzes of unknown quality.
It is not a substitute for the pre-licensing course itself — you still need the underlying instruction, and questions assume you have had it. It is also not a "brain dump": every question is original and written to the Florida syllabus, because memorising leaked questions would teach you nothing and would collapse the moment the exam varied a fact — which it does constantly.

Frequently Asked Questions
Are these questions the same as the real exam questions?
No — and be suspicious of anyone who claims otherwise. These are original practice questions written to the Florida sales associate syllabus and in the style of the Pearson VUE exam: scenario-based, deadline-heavy, with plausible distractors. Practising the style and the rules is what prepares you, because the real exam varies its facts constantly.
How many practice questions should I do before the exam?
Enough that every topic area has been tested at least twice and your mixed, timed scores are consistently above the passing line. For most candidates that means working through a bank the size of this pack (150 questions) deliberately — by topic first, then mixed — rather than cramming hundreds of questions the night before.
Does the pack include math help?
Yes. The 28-question math section includes the full worked solution for every problem — the formula, the substitution, and the arithmetic — covering commissions, prorations, loan-to-value, points, and property tax calculations.
What if I haven't finished my 63-hour course yet?
You can still use the pack, but use it section by section as you complete each course module, so the questions reinforce material you have just covered. Save a full mixed run for after you finish the course. If you are still choosing a course, our guide to the licensing steps explains the order everything has to happen in.
How do I get the pack after buying?
It is delivered digitally through Gumroad immediately after checkout, so you can start practising the same day. The free sample works the same way at $0 — no card details beyond what Gumroad's free checkout asks for.
Struggling with the math questions? Pair this pack with the Florida Real Estate Exam Math Workbook — 72 math problems with step-by-step worked solutions — or get both together in the Complete Kit and save $3.

⚡ Quick check — can you pass these?
Three real-style exam questions. Tap each one to reveal the answer.
1. A sales associate receives an earnest-money check on Monday. By when must it reach the broker, and by when must it be in escrow?
Answer: The associate must give it to the broker by the end of the next business day (Tuesday), and the broker must deposit it into escrow by the end of the third business day (Thursday). That two-step deadline is Florida's Ch. 475 / FREC escrow rule.
2. What score passes the Florida sales associate exam?
Answer: 75 out of 100. The exam is graded on a single combined score — there are no separate section scores to pass.
3. A buyer pays $200,000 for a lot measuring 150 ft × 200 ft. What is the price per square foot?
Answer: Lot area = 150 × 200 = 30,000 sq ft. $200,000 ÷ 30,000 = $6.67 per square foot.
